Built to Help Developers Avoid Costly Mistakes in Outdoor Hospitality

What We Do—and Why It Matters

Prairie Sky Outdoor Hospitality Advisors helps glamping, campground, RV resort developers and operators make smarter, regulation-aware decisions before they pour concrete or commit capital. Founded as a risk-reduction advisory firm, Prairie Sky focuses on one core goal: helping landowners, developers, investors, and operators avoid costly mistakes by grounding every project in real-world zoning, permitting, infrastructure, and vendor considerations. This approach is grounded in direct, real-world exposure to outdoor hospitality projects across varying stages of development.

Prairie Sky was built after seeing too many promising projects stall or become far more expensive than necessary due to overlooked regulations, misaligned lodging units, or overly optimistic site plans. It exists to serve as an experienced second set of eyes many teams wish they had earlier in the process. Today, the firm supports clients through early feasibility and project clarity, pre-development viability reviews, and ongoing guidance across development planning, vendor strategy, and independent risk audits. Whether you are exploring a small glamping concept on family land, expanding an existing park, or refining a multi-million-dollar RV resort, Prairie Sky meets you at the key decision points where the cost of getting it wrong is significant.

If you’re in the early or planning stages of a glamping, campground, or RV park development—or evaluating expansion opportunities—and want a clear, experienced perspective on your next move, let’s connect. Prairie Sky helps you assess viability, navigate zoning and permitting considerations, and reduce development risk through focused advisory services designed to bring clarity before major capital decisions are made.

Shane Burns

Founder, Prairie Sky Outdoor Hospitality Advisors

I founded Prairie Sky Outdoor Hospitality Advisors to help developers, landowners, and operators get earlier clarity on regulatory risk before major capital is committed.

My perspective comes from years of experience in the outdoor hospitality space, including work with a unique accommodation manufacturer and supplier. Through that experience, I had a front-row seat to the kinds of friction that can slow a project down, change its direction, or make it far more expensive than expected. I saw promising concepts run into real issues tied to zoning, permitting, infrastructure, fire access, utilities, setbacks, density, structure classification, and the local approval path, often later than they should have.

That stuck with me.

I also saw how early decisions can have an outsized impact on what comes next. A project may look strong on paper, but the structure type, site conditions, infrastructure realities, and local interpretation can quickly change the path forward. In this business, what seems like a small early assumption can turn into a major issue once time, money, and momentum are already in motion.

A big part of my career has been shaped by sales, business ownership, and relationship-driven work. That put me in a lot of conversations where I found myself thinking beyond the immediate transaction and toward what was actually in the client’s best interest. I’ve always had a hard time ignoring the bigger questions. Does this concept really fit the site? Has the approval path been pressure-tested enough? Are there risks, constraints, or pivots that should be understood before more money moves?

That way of thinking is a big part of why I built Prairie Sky.

My goal is to bring practical judgment, industry pattern recognition, and a grounded outside perspective to the early stages of campground, RV park, glamping, and outdoor hospitality development.

I help clients ask better questions earlier, identify likely friction points, and make smarter, regulation-aware decisions before heavier spending begins.
